ICG Apartment Portfolio II LLC was assembled in 2006. It consisted of two projects in Montana and one in Maple Valley, Washington. Investors have received two thirds of their original equity back via the sale of the two Montana projects. The Washington project was refinanced for seven more years, with a 100% investor vote to extend the life of the investment past the original business plan. Cash flow has increased, so the remaining capital is expected to earn a 33% annual cash-on-cash return going forward.
